Here at Homeland Builders LLC, the process of building your brand-new dream home will be a collaborative one. Our Design Build program will help to guide you through every choice involved. Design and Build

Your vision of your new home is uniquely yours. At Homeland Builders LLC, we recognize that Maryland homeowners have specific ideas for their homes and our design team is ready to meet whatever needs come their way. Whether you’re bringing us your designs or modifying one of our designs, you are going to love your beautiful new custom home. Over the last 15 years, Homeland Builders LLC has helped many families build their dream homes. This means that our home building process has been tested and refined so that when you come to us, we can make the home building process as smooth as possible.

Your home design process starts with a meeting with your builder and sales agent. In this meeting, you will discuss what type of home and features would best fit the needs of you and your family. You will also discuss any and all budgetary concerns for your new home. Our team will work with you to find custom home options that fit your needs and your budget.

After your initial meeting, there is a “Lot Feasibility Study”. This is where you and the builder will walk around the lot for your new home and determine how everything will be situated and review the status of engineering feasibility, permitting, and conditions on the site. This is also when we start working with your preferred mortgage lender to start the creative part of the process. Based on all of these meetings and evaluations, you will then be presented with an estimated contract price.

Now, you get to see the concept plans for your new custom home. Once your written approval of these plans is obtained, your Homeland Builders LLC architect will start the design development part of the process. This is where you get to choose flooring, appliances, cabinets, countertops, light fixtures, plumbing fixtures, and exterior color schemes. Based on these selections, you will have another meeting at our design studios during which you will be presented with a final contract price. The paperwork will be finalized and your loan package will be submitted to your lender for approval.

Home Teardowns and Rebuilds

Along with designing and building your dream home from the ground up, Homeland Builders LLC also specializes in tearing down and rebuilding of existing structures. The teardown and rebuild process comes with its own set of circumstances. With our over 15 years in the home building business, Homeland Builders LLC is uniquely qualified to jump through all of the necessary hoops to get you moved into your newly rebuilt custom home as quickly as possible. Every single project we work on is held to the same, high quality standards. We’ve assembled a team of the best Maryland designers and contractors that we could find to ensure that your new home is beautifully and uniquely yours.

If purchasing a new plot of land isn’t an option for you, you might consider a teardown and rebuild project. The dedicated team at Homeland Builders will get rid of your existing structure and replace it with a beautiful new custom home. The end result of this process depends on a few factors. When building on a lot in an existing neighborhood, there may be community association guidelines that need to be followed. If your existing home is in a historical district, there will probably be certain architectural elements that have to be included. Make sure you are aware of all of these things before starting your project.

There are also budgetary concerns unique to teardown and rebuild projects. Homeland Builders LLC is prepared to walk you through every single one. If your teardown and rebuild project is being financed, you will need to qualify for a construction loan before the project can begin. If you have an existing mortgage on your property, the loan will need to cover the balance owed, demolition, and price of your new home. Your lender will need to consider whether there is enough equity in your property to cover the costs of your remaining mortgage balance and demolition of your existing home. The equity serves as a down payment on your new home.

The first, and quite possibly most important, step of building your new custom home is finding just the right place to build. Homeland Builders LLC will guide you through the process of choosing the best possible property on which to build your dream home. Not only will we collaborate with you on the entire home design process, but we will help you find a great place to build. No one knows what you want in your new home better than you, that’s why Homeland Builders LLC works so closely with our homeowners, so we can figure out exactly what you want and bring your dreams to life. The structure and design of your custom home is extremely important, but location is also every bit as important.

If you already own a plot of land, then Homeland Builders LLC will work closely with you to design your dream home. If you do not have a piece of land for your new home yet, Homeland Builders LLC will use our years of knowledge to help you find the perfect place. We will assess pieces of land to evaluate their fitness, current and future development costs, custom home design, budgeting concerns, expected construction materials, and final touches.

Waterfront Custom Homes

The process for designing and building your waterfront custom home is very similar to that of a regular custom home. The most notable difference is that it is on the water. Building on the waterfront can be slightly different than building further inland, and has its own set of complications. At Homeland Builders LLC, we are well aware of all of the conditions involved in building on the waterfront and are well prepared to make your waterfront custom home building process as smooth as possible. Custom Modular Homes

Another home building service that Homeland Builders LLC offers is custom modular homes. Modular homes are built indoors, in a warehouse or factory-type setting. The finished sections are then transported to the build site to be assembled. Because modular homes are built indoors, they can be completed in a matter of weeks instead of months. Once the pieces of a modular home have been completed, they are put into place using cranes. This process is actually a lot like a child using building blocks, just on a much larger scale.
